- Enter property on Multiple Listing Service
- Place Coldwell Banker "For Sale" sign on property
- Obtain keys, place lockbox
- Prepare color flyers with digital photos of property
- Notify other brokers of this new listing by phone and email
- Schedule property tour
- Schedule for MLS tour, promote at MLS meeting…offer refreshments
- Mail 'Just Listed' flyers to neighborhood
- Arrange advertising in local newspapers and magazines
- Phone potential buyers with details of listing (in contact management software program)
- Hold open houses
- Contact sellers regularly with progress reports. VERY IMPORTANT!
- Review marketing activities with sellers, and explain
- Help prequalify potential buyers
- Present and discuss all offers with sellers
- Help negotiate the transaction on their behalf
- Finalize the sales contract
- Confirm that all the contingencies on contract are completed
- Assist with the closing. Review documents. Accompany sellers to sign-off
- Arrange for relocation agent if appropriate
- Help coordinate move
