Brendan’s Thoughts On The Market
Well, I have been putting off our summer news for over a month now. Reason being, “THE MARKET”??????????. Hmmmmmm.
Our business has been fantastic. We are on record pace for the number of units sold. The dollar volume for us is very
close to the year 2000. On the other hand, all of the general statistics, newspaper articles, etc. continue to be negative.
The answer is............??? We just received the 6-month statistics for Northern California. It appears the Mid Peninsula,
Palo Alto and Atherton especially, is immune thus far to slowing market pressures. The surrounding markets, especially the more
affordable end, are having a tough time. Volume is off 25%. This means 1995 numbers. Median prices have still edged up. Why?
The upper end of the market still has a huge appetite. Multiple offers on a 4 million dollar lot! A 27 million dollar sale in
Atherton. A property in Midtown, Palo Alto with a 10,000 sq. ft. lot listed at $1,750,000 received 9 offers and sold for $2,250,000.
These big numbers, and there are many of them, soften the real statistics. Outside of our little world the market is having some
problems.
Next big pressure/problem. The lending market is turning the screws and qualifying for a loan is going to be about 10% harder.
This means taking 10% of the buying power out of the picture. It will have an impact. Read into this 7%+ interest rates by the end of
the year. No more high leveraged loans, easy qualifying programs, etc. This again will affect the “affordable” end of the market. The asset
driven end is doing just fine. Having said all of this we still have a lack of inventory. Every home will sell; it just will be
more price sensitive. |

The Jean and Brendan show keeps going well. Work, bike, tri, home all fantastic. The newest adventure for us is Kirkwood Meadows. We
took the plunge and now are “fractional” owners. The Carson Pass area has been the site of many of our adventures over the years:
running, cycling, hiking and skiing. We are always at our best in the mountains. We are lucky, happy, and loving life.

This year Mia & I celebrated the arrival of our first child. Max was born on the 5th of March
2007, a healthy 7 pounds 8 ounces. He has thrived in the past 3 months, growing as only a
newborn can. He has already developed a love of the outdoors, the jogging stroller, and sleep.
All of which are good things for his parents.
Also this year we moved to the Cuesta Park neighborhood in Mountain View. As a result Max has
his own bedroom and backyard to grow into. He already has a fascination with grass and the way
the magenta leaves of the plum tree contrast with the sky. Who knew that a backyard could bring
so many hours of joy? It’s amazing how an infant adds to your perspective of life.
Business continues to be wonderful. Our clients are the best. Thank you for your
continued support. |

Yes, it’s true... I am engaged! Greg proposed to me over Memorial Day Weekend, so it’s official.
We are getting married!
For those of you who love the little details... we spent the day exploring Half Moon Bay and
recreating one of our very first dates. After checking out all of the sites, we relaxed on a
bench at the Ritz-Carlton while overlooking the coast. Greg brought out the ring and asked
if I’d be his wife. Of course I said, “YES!” We are both looking forward to our wedding in April
2008, followed by a honeymoon in Paris.

We are also excited to continue our passion for traveling to new places. We rented a home
on the beach in Bodega Bay earlier this month. The weather on the coast and the views were
amazing. Next on our list are trips to New York City and Maui in the fall.
In terms of work, the year started out with a brisk pace, but has since slowed a bit. We
are currently “recharging our batteries” and preparing for the end of the year rush.
