This database pulls public records of legal notices required in the foreclosure process. After a few months of nonpayment, a lender files a Notice of Default (NOD). The property is then in a Preforeclosure status. If the nonpayment issue is not resolved, the lender files a Notice of Trustee Sale. The property is then designated as Auction status. If the nonpayment is still not resolved the property is sold at auction. In 90% of the cases, the lender wins the bid and the property becomes Bank Owned. I use this database to track those properties that may be coming on the market as Bank Owned in the near future.
